Belvedere real estate is legendary. Some of the homes here are engineering and architectural marvels. The average home price in town is $2.58 million, with the highest priced home being sold for $5.2 million. But these numbers don’t tell the whole story. There are currently listings as high as $46 million. Many famous architects including Julia Morgan, Willis Polk, Clarence Ward, George Rockrise, Charles Callister, and Joseph Eichler have designed homes here. Just looking at the exterior of the homes in Belvedere is like walking in an art gallery. There isn’t much room in town for any new homes, so prices here continue to among the highest in Marin County.

History

The coastal Miwok tribes lived and fished on the land now occupied by Belvedere for thousands of years. When John Reed received a Mexican land grant to the area in 1834, the tribes had already mostly disappeared. Reed began developing Belvedere and the nearby Tiburon Peninsula.

The Belvedere Land Company was formed in 1888 and began construction in the area, building houses and roads. The town was never very large. Officially incorporated in 1896 with a total of 57 residents. It got its post office the next year in 1897.

While the railroad and the two world wars boosted development and activity in Tiburon and much of the rest of the area, Belvedere remained a small, tranquil, beautiful secret.

People

Belvedere has a population of just over 2,000. The median income in the town is $119,551. The average age is 53 years old. Civic involvement and local philanthropy make up an important part of the lives of the people here. Many of the board members of the area’s museums, galleries, and theaters live in Belvedere. The most famous resident of the town was actress Vivian Vance, who played Ethel, Lucy’s best friend, on the long-running hit show I Love Lucy, and its spin-off. Belvedere, CA real estate may not attract many celebrities, but it does attract a lot of interest from community minded people looking for a small town filled with quiet beauty.

Schools

Belvedere is part of the Reed School District. All of the Reed School District Schools that serve Belvedere are California Distinguished Schools. The two elementary schools that serve the area are Reed Elementary and Bel Aire Elementary. Middle school students attend Del Mar. The Catholic St. Hilary School is located within the District and serves students from kindergarten through eighth grade.
